Located in the North Las Vegas market, Clarion Partners originally purchased the land, a 40-acre parcel, on behalf of one of its commingled funds. Tapestry, a global house of iconic accessories and lifestyle brands, approached Clarion Partners for a built-to-suit fulfillment center that would allow the company to better serve their West Coast customers.
During Phase II of the building development, Clarion Partners worked with Tapestry to build out:
- a custom spec “AutoStore” warehouse automation system to expedite order fulfillment;
- a two-story office to accommodate the company’s extensive amount of material-handling equipment;
- an extensive main distribution frame (IT) room, which required an early action sprinkler system with an above standard amount of cooling.
The new fulfillment center has decreased delivery windows from 5-7 days down to 2-3 days1 and is expected to add more than 400 full-time jobs by 2029.
