In conjunction with Seefried Industrial Properties, Clarion Partners commenced the development of a 253,774 square feet warehouse distribution building in Fairburn, GA. Due to Atlanta’s status as an increasingly important hub for many large institutional occupiers, the project was built on 18.4 acres of land within Southpark, a master-planned industrial development. The new building features state-of-the-art Class A attributes, including cross-dock configuration, 36’ clear height, ESFR Sprinklers, and LED lighting.
Construction began in March 2021 and was completed in March 2022. Prior to construction completion, the project was 100% pre-leased to the American arm of a global plumbing and kitchen products company.
7250 Graham Road achieved LEED Certified status*, incorporating a range of sustainable features and green processes during the development phase. Clarion began evaluating all new industrial development projects for LEED certification feasibility in 2021 and is pursuing that certification on nearly all projects today. The certification process required additional coordination amongst the design, development, and ownership teams and resulted in some modifications to the building’s plans and specifications to improve its operational efficiency and environmental impact.
During the building’s construction phase, the use of environmentally-friendly building materials and the reduction and management of construction waste were a priority. Prior to tenant occupancy, enhanced building commissioning was utilized to thoroughly test all building systems to ensure they were operating efficiently and as designed. Additional features of 7250 Graham Road include the use of a white roof to reduce heat effects; efficient fixtures and landscape materials to reduce indoor and outdoor water use; and efficient lighting, fixtures, and building systems to reduce energy use, directly reducing the tenant’s overall occupancy cost.
