The Maassluis Distribution Centre (“Maassluis") is a 242,450 square foot logistics facility located near Rotterdam and The Hague. The asset comprises 192,136 sq. ft. of warehouse space, 28,363 sq. ft. of office space, and 21,948 sq. ft. of mezzanine space. The modern, state-of-the-art facility, which was acquired in Spring 2022, brings together resilience features, sustainable design, and amenities that support tenant well-being. The acquisition aligns with Clarion Partners Europe's (CPE) strategy to purchase buildings that are prepared to address climate change and regulatory needs of the future.
A RESILIENT AND FUTURE-PROOF BUILDING
The building has a BREEAM New Construction Excellent certification for the office tower and encompasses numerous features that promote sustainability.* Solar panels generate 84% of the building's energy needs, while the remainder is procured via a green electricity contract. The property also features heat pumps, thermal insulation, rainwater harvesting for irrigation, as well as aerators and low-flow toilets for water efficiency.
CPE is in the process of obtaining a BREEAM In-use certification to cover the whole of the property which includes the warehouse portion of the asset.
The property is built on a significantly higher elevation than the surrounding areas, a strategy taken to mitigate potential flooding from the nearby waterways. The farmlands located below the property are designed to absorb the impacts of any flooding.
The property's design also prioritizes the comfort, well-being, and enjoyment of on-site employees, with natural daylighting and open views. The café's canteen overlooks the nearby river, providing scenic access to nature.
